Cornwallis Commons is a planned ‘Pocket Neighborhood’ located in Pittsboro, N.C. that is being developed by Orange Communities http://orangecommunities.com. This project type is most prevalent in the western U.S. and is a new type of development for Pittsboro. The site is situated on 3-1/3 acres and encompasses a collection of single family homes ranging from 1,900 square feet to 2,260 square feet.
The project presented the challenge of creating well-designed interior and exterior spaces on a small scale. Not being able to simply ‘build out’ can be difficult, but it can also provide unique design opportunities. The challenge was to find and exploit these opportunities on a sloping site with multiple buffers, providing inviting communal exterior spaces and a responsible storm water management plan.
The simple architecture, although rooted in local vernacular forms and materials, has a modern aesthetic that is unique to the surrounding area.
